Apartment Rental Terms and Conditions

1. Reservations

When you have informed us of your chosen dates, preferably first by telephone and then on our booking form, you should pay us a deposit of 20% of the inclusive cost of the accommodation. Please note that all bookings are subject to our confirmation following the receipt of your cheque, which we must have within three days of a telephoned booking, and bank clearance of the cheque. Confirmation of your booking will be made in writing and we will also send you an invoice for the total cost less your deposit. The balance is payable 6 weeks prior to your date of arrival. If a booking is made within 8 weeks of your arrival date, the total cost is due and payable at the time of booking. We will endeavor to send a reminder prior to the final payment becoming due, however the responsibility for making the final payment within the stated time remains with you.

2. Cancellations

Cancellations are only effective when written notification has been received by us. You are advised to use recorded delivery for this purpose, and we would ask that you inform us as soon as possible of your wish to cancel. We will already have made firm reservations on your behalf. A refund will be given in full, less £15 administration fee, for cancellations made over 28 days prior to arrival at the apartment. A refund of 75% will be made for cancellations made 22 to 28 days prior to arrival, 50% refund for cancellations made 15 to 21 days prior to arrival and 25% for cancellations made 7 to 14 days prior to arrival. (You are strongly advised to take out holiday travel insurance effective from your time of booking (not the arrival date) that covers cancellations for reasons beyond your control).

3. Alterations

If you want to change your reservation after we have confirmed it we will endeavor to do so and an amendment fee of £15.00 will be charged. If we cannot change your reservation there will be no fee charged but the original booking must then stand or the above cancellation provisions will apply.

4. Variations

When we confirm your booking, we do so in good faith. In the unlikely event that it becomes impossible for any reason to make the apartment available to you on the dates specified, we will do our best to provide you with alternative accommodation of equal standard. If you accept this and the price is lower than the one you originally booked, we will refund you the difference. If the price is higher, no extra charge will be made. If we are unable to offer you alternative accommodation or, if we do but you are unwilling to accept it, we will immediately refund all monies paid to us in which event we will be under no further liability to you for any reason whatsoever.

5. Accommodation

Under no circumstances may more people stay in the property than were included on the booking form. Sub-letting or the assignment of accommodation to others is not permitted. Departures should be completed by 10.00am. Please leave the property in a clean condition.

6. Additional Charges

a) Damage Deposit.

A Damage Deposit of R1000 will be payable on arrival when checking in at the apartment complex reception. This will be fully refundable at the end of your stay provided no damage or loss has occurred. The need for, and amount of, any charge will be solely at the discretion of the complex manager. We may deduct from this deposit any sums due to cover the cost of telephone charges and any other outstanding charges due for services rendered by the complex management.

b) Surcharges

We guarantee that the price of the apartment rental will be unaffected by changes in the value of the Pound Sterling or of the Rand. We must however reserve the right to pass on any surcharges levied upon us by Government Agencies over which we have no control.

7. Aggravations

Naturally we hope that there won't be any but if you have cause for complaint whilst at the apartment, you should always first contact the complex manager. If you are not satisfied then you must telephone us (the owners) within 24 hours. We will have prepared for your visit to the best of our ability and if we are to put things right we need to be notified immediately of any shortcomings. Should you have any cause for concern prior to your leaving for South Africa then please contact us directly.

8. Inclusions, Exclusions and Descriptions

Unless otherwise stated, a welcome pack, electricity and a daily maid service are included in the rental charge. All bedding including pillows, linen and blankets are also provided, as are bathroom towels and beach towels. Personal laundry services requested through the complex manager and carried out by the maid is NOT part of the rental charge. The manager will advise the normal fee and this should be considered a private arrangement with the maid. Neither the complex management nor the owners accept any responsibility for loss or damage to any personal items of laundry. A telephone is available in the apartment but charges are NOT part of the apartment rental. Outside connections are made via the reception and telephone charges are payable in Rand to the complex manager. Any special items you may require at the apartment for your arrival can be requested via the owners. The cost of such items will be payable in Rand on your arrival at the complex reception. The details, facts, descriptions of locations and facilities, contained in the property descriptions have been compiled with care and are correct to the best of our knowledge at the time of publishing. Any distances quoted are approximate. The owners assume no responsibility for any costs or inconveniences incurred due to errors.
